Planning permission, drawings, and building regulations

Extensions usually need a clear line on planning — whether that is a full application, a lawful development certificate for permitted development, or confirmation the work sits within your property’s existing rights. We work from architectural drawings and can advise early on buildability: foundation depth, steel positions, drainage, and how the new roof meets the existing house so the scheme on paper is deliverable on site.

Building regulations cover structure, insulation, fire safety, ventilation, and electrical safety. We coordinate with building control (or an approved inspector) through the job so inspections are booked at the right stages and the completion certificate is straightforward.

How we run the build: programme and project management

A typical extension moves through enabling works, groundworks and foundations, masonry or frame, roof, windows and doors, first fix (structure and services routes), plastering and airtightness detail, then second fix and decoration. We sequence trades so you are not paying people to stand still, and we keep you informed when key decisions — finishes, fittings, minor layout tweaks — need locking in.

If you are living in the property, we plan dust paths, temporary access, and heating loss during openings. For kitchen extensions we often agree a practical handover point so you are not without facilities longer than necessary.

Materials, finishes, and integration with your existing home

Matching brick, stone, roof tiles, and gutter lines matters for both planning officers and kerb appeal. We source materials to align with the existing elevation where that is the goal, or we define a deliberate contrast — for example a glazed link or a clearly separated contemporary box — so the design reads as intentional.

Internally, we care about floor levels, ceiling heights, and how new openings feel when you move from old to new space. Underfloor heating, insulation upgrades, and upgraded glazing can all be woven into the package so the extension performs as well as it looks.
